Valley Ranch developers celebrate new apartment complex groundbreaking in East Montgomery County

Standing on the concrete slab where the future recreational center will be built, community members got a glimpse Thursday at the first apartment complex in the Valley Ranch development known as The Pointe.

The Signorelli Co. along with the Greater East Montgomery County Chamber of Commerce and the East Montgomery County Improvement District among others celebrated the construction on the first phase of the new complex with a groundbreaking ceremony.

Although they celebrated the ground breaking on Thursday, construction has already began on the plat of land with the eighth slab poured this week.

“We’ve had the project in our heads and working on this for quite a while,” said Danny Signorelli, CEO/president of The Signorelli Co. during the groundbreaking ceremony. “It’s exciting to drive out here and see all the foundation and visualize what it will be like to live at The Pointe.”

This newest apartment complex is situated in the Valley Ranch development, next to the Valley Ranch Town Center.

According to information from the Signorelli Co., the first phase of the apartment complex community will consist of 336-units featuring one, two and three bedrooms floor plans, a state-of-the-art clubhouse with a pool and fitness center. The second phase will feature 140 units.

Adjacent to the building is a lake where residents will have the opportunity to canoe, paddle or stand-up paddleboard.

“The lake is approximately 15-acres and eight-feet deep; we will have apartments overlooking the water and forested land around the property,” Signorelli said. “Our focus is to provide a better place to live and with the help of our wonderful team, we’ve created something here that is among the finest multi-family projects along the 59 corridor.”

The Firms of Meeks + Partners Architects and Brown & Gay Engineers (BGE) were retained to design the development, and SIG Construction, which is the responsible General Contractor for all Signorelli Company multi-family construction.

Unique to The Pointe will be interior accessible trash and recycling repositories.

Pre-leasing by Roscoe Properties Inc. will begin 90 days prior to completion of the first phase.

“We are pleased to have the opportunity to work alongside The Signorelli Co. and are very excited to be part of this new development,” said Victoria Kirchhoff, senior marketing manager of Roscoe Properties.

Located behind the development’s Cinemark Theater, the first phase is under construction and the second phase will be developed once the first is completed. The developers estimate the Pointe will be available for residents in the first quarter of 2019.

While Valley Ranch Town Center features a wide variety of shopping, dining and entertainment, The Pointe will not be far from Vivacity, an additional portion of the development that features health and wellness facilities, ranging from acute-care facilities, medical office buildings to life science and senior living to name a few.

“This multi-family component is a critical piece of developing a mixed-use development like this because when you have families living here every day and connect that with trails, lakes and parks - there’s a lot of walkability,” Signorelli said. “We have another five multi-family projects we will develop just within Valley Ranch totaling 2,000 units throughout this development, bringing a lot more people into the development.”
