Major Medical Development Coming Soon to Northeast Houston
October 07, 2020
In response to the void of new medical facilities in Northeast Houston, combined with the area’s surging population boom, the Signorelli Company (“TSC”) has broken ground on the Valley Ranch Medical District, a 100-acre mixed-use development in the firm’s dynamic 1,400-acre master planned community of Valley Ranch.
One of 6 Distinct Districts within Valley Ranch, the Medical District was created to redefine healthcare and wellness for this corridor, starting with sense of place. Designed to offer comprehensive healthcare facilities and services, along with a blend of medical office, retail and hospitality, the Medical District is planned to add a convenient, walkable, state-of-the-art campus to increase the experience for both the caregiver and patients alike.
With high visibility and frontage to Interestate-69, several sites will soon be available for ground lease or sale within the massive development. Additionally, TSC’s commercial team is expected to be begin vertical construction on pre-designed buildings ranging from 60,000 and 120,000 square feet. The firm is currently pre-leasing build-to-suit opportunities for physician groups and healthcare users, with limited ownership and investment opportunities available for key tenants.
“The Valley Ranch Medical District offers a solution for the substantial shortage of state-of-the-art facilities in this rapidly growing, underserved Northeast Houston quadrant,” said Jay Young, Vice President of the Commercial Division for the Signorelli Company. “With only two major acute care facilities in the region, Memorial Hermann Northeast in Humble and HCA Houston Healthcare Hospital in Kingwood, along with a number of outdated medical office buildings, physician groups in the immediate service area are looking to plant their flag in the heart of this growing region, with new facilities and better services to cater to their patients’ health and wellness.”
Young continued “Today, there are about 600,000 people in the immediate trade area, 40-50% of which travel elsewhere for medical care. Our development and the physicians with who we are in discussions, hope to bring a quality and convenience to this market, resulting in a drastic change to that trend.”
TSC’s Valley Ranch has become the hub for city-level conveniences and quality of life services for the I-69 and Grand Parkway corridor of Northeast Houston. The community has been the catalyst for the region’s continuous growth with nearly 2,000 single family homes, 850,000 square feet of retail and entertainment, and approximately 1,240 multi-family units built or under development to date. The Medical District is in the next vibrant seed to be planted for growth. Nearly 750 acres of development opportunity remain in Valley Ranch, providing exciting solutions for the region’s demand for quality medical, commercial, retail, multi-family, and entertainment options.
This corridor of Houston has been experiencing faster than expected growth fueled by the mobility expansion of the Grand Parkway, with Segments H and I nearing completion. Furthermore, Houston’s flight to suburban areas is also an unanticipated jolt for demand in healthcare as well as many other services. “There is a flight to the suburbs for not only individuals and families looking for a higher quality of living and good school districts, but also for many corporations, medical practices, and retailers searching for a live-work-play environment,” Young elaborated. “Valley Ranch will provide the solution for so many people, with the synergies we have created being both exciting and rewarding at the same time”.
